Asphalt pavement is preferred for parking lots and road environments because of its durability, strength, simplicity of repair, easy installation and its cost-effectiveness. Asphalt pavement, or sometimes called blacktop, will last for many years when properly maintained.

Asphalt Removal & Replacement

 

Asphalt’s appearance diminishes over time by developing fine cracks that spread and deepen within the asphalt. Without ongoing preventive maintenance, water enters through these cracks and creates holes that undermine the substrate. When this occurs, the most effective repair is to replace the problem area completely, before it causes damage to the entire structure footprint.

Layers of asphalt can also build up over time and require asphalt milling. Modern machines are used to replace an asphalt surface quickly and efficiently.

 

 

Asphalt Resurfacing 

 

In cases where the asphalt structure has failed completely, a longer-term and cost-effective solution is to resurface the asphalt pavement area. This is also referred to as an overly. This process is extremely useful in situations where you have noticed standing water or where you have large sections of interconnected cracks that resemble alligator skin (also referred to as alligatored).  


Protect Your Asphalt Parking Lot Investment


In addition to ongoing preventive maintenance, sealcoating asphalt pavement will slow pavement deterioration by protecting against the enemies of a parking lot. However, for maximum benefit, sealcoat needs to be applied approximately 1 year after installing new asphalt and then on a regular basis, every 2 to 3 years thereafter.
